Brent Cross Town

This major scheme involves the enabling infrastructure, planning, waste management and environmental works supporting the new £7bn-Brent Cross town centre development. Set around 50 acres of parks and playing fields, the scheme is being delivered in a public-private partnership between Barnet Council and Argent Related.

Brent Cross Town will be a major new office destination with 3 million sq ft of office space, 6,700 new homes, student accommodation, restaurants and sports and leisure facilities. The development boasts enviable transport links with a direct rail connection to central London in just 12 minutes via a dedicated new railway station, which is already under construction and will be open in 2022.

The extensive playing fields provide a genuinely unique opportunity to make Brent Cross the place in London to participate in sport and play and become established as an unrivalled multi-sport destination that will embed values of community, inclusion and active, healthy lifestyles for residents, office workers and visitors.

Our team is acting as the lead infrastructure consultant, developing enabling works design and providing environment and planning support across the Brent Cross South (BXS) site Packages 1 & 2, including Brent Cross Town.

A challenging site to develop with a history of contamination, our specialists worked closely with Galldris Construction Limited and master developer, Argent, to provide a site remediation strategy. As the lead environmental consultant, Waterman also oversaw the successful negotiation of environmental permits with the Environment Agency to enable the sustainable strategy which championed the reuse of material on this former landfill site, avoiding significant import or export of material to the site.

Our team also supported Argent with a series of reserved matter planning submissions to discharge key planning conditions, as well as providing construction logistics support to Galldris. To enable future development of the building plots on the site, our specialists also developed and designed the main infrastructure layouts, including highways, drainage and utilities, developed a 3D BIM platform and provided support to Galldris during construction.

In addition, we provided expert advice for the Section 278/184 applications and delivered both civil and structural design support for plot basements, along with a reinforced earth embankment bordering the main haulage roads serving the site.
