Brentford Kew Bridge

This scheme comprises over 650 apartments and four retail units, spread between seven buildings and three separately serviced sites, all located around the new Brentford Football Club Community Stadium. All three sites incorporate residential and retail units, car parking facilities, concierge areas, amenity areas, and dedicated heating energy centres.

Our building services team provided Stage 3 design and beyond for phases 1 and 2 of this significant project. The scheme design necessitated new external infrastructure, requiring detailed coordination of the complex utility interfaces.

Providing a fast-tracked building services design to meet the challenging programme, our team worked closely with EcoWorld London to ensure that their brief was achieved within the challenges of the pre-determined plot constraints. Utilising BIM to significantly de-risk the procurement process, our design rationalised the fixed layouts of plant rooms and services distribution routes to improve the development efficiency and to provide opportunities for off-site pre-fabrication.

We coordinated the design of all plantrooms, risers and utility cupboards in Revit to de-risk the challenges faced due to limited services space. This modelling addressed the spatially complex areas associated with the structurally constrained plant areas, limited riser alignment and co-ordination of services above the commercial and retail areas, and within car parks to maintain headroom.

Our sustainability specialists were actively involved in the integration of the design with the Combined Heat and Power (CHP) plant at the heart of each of the plots. The CHP will deliver around 60% of the development’s heating and hot water needs, offering a 34% improvement in carbon emissions over Building Regulations Part L1A 2010. Significant reductions in water usage will be achieved with low water use sanitary ware helping all residential elements of the scheme target Code for Sustainable Homes Level 4.

The development has been assessed against Part L 2010 and the residential units presented an approximately 25% improvement under SAP 2009 for the Code for Sustainable Homes.
