Situated in the heart of North Sydney, Northpoint Tower comprises of 43 stories of ‘Grade A’ commercial office space, a new 187-room boutique hotel, sophisticated dining and rooftop bar, major anchor retail tenants and specialty stores.

In line with North Sydney City Council’s plan to create a 7-day destination, the tower creates a landmark retail and dining precinct to service the ever increasing residential and professional population. Part of the hotel was designed to occupy some lower floors of the existing commercial floor space to provide a direct link to the new restaurant and bar offering stunning views across the city.

The ‘shard’ structure to the south of the tower includes a cantilevered glass façade up to seven metres high, with fabricated, elegantly tapered steel fins, promoting the spectacular views from the new rooftop pool and bar area.

The redevelopment, designed by nettletontribe architects, allows easy pedestrian movement between Miller Street and the Pacific Highway. Elsewhere, the new 4,700 sqm retail precinct provides a significant upgrade for potential tenants providing options for retail shops, cafes, restaurants and a roof top bar.

The new 9,500 sqm hotel is located within both the existing commercial tower and a new nine-storey building on the north of the site which also offers conference facilities and a roof top pool and gym.

Waterman’s team was appointed by Cromwell Property Group to provide mechanical, electrical, hydraulic, fire and vertical transport services for the redevelopment of the Northpoint Tower.

The addition of the new hotel on the north, the new restaurants and bars on the south and the reconfiguration of retail areas required significant building services additions and upgrades. This included a new substation to be installed and the existing substation to be upgraded. New variable refrigerant volume (VRV) air conditioning systems were installed to serve the hotel while a new air-cooled chiller was installed to serve the restaurants, bars and major anchor retail tenants.
